Realtors and American Society of Home Inspectors, 77% of home sales are
contingent upon a home inspection. Chances are your buyer is going to hire
us to inspect your home prior to closing.
If significant defects are found after a contingent offer is made it
will devalue, delay or derail your sale.
The time to have your home inspected is prior to
listing. This way you have time to make corrections to your home and/or
price your home properly for its true condition.
You will be able to present your buyer with a 30 - 35 page
report outlining the true condition of your property. You can then
negotiate from a position of strength knowing the true overall value of your
property.
You can tell your customer the price of the home takes into
consideration not only area market conditions but the true condition of your
property. Most buyers today are not presented with this valuable
information during the sale.
Your buyer will be impressed by your honesty and thoroughness
and are unlikely to have the property re-inspected.
Most defects found in homes are minor and most buyers are
willing to accept them if they are discussed early in the process. The
wrong time for these issues to come up is after the buyer has signed an offer
and is getting nervous about your property.
